Higher NOI, center by center.

Noda brings down utility bills, peak demand charges, and emergency repairs at enclosed malls, and keeps shoppers comfortable through the busiest days of the year.

Energy savings across every system.

Noda's AI agents analyze the central plant, air handlers, and rooftop units continuously, and write up each fix as a Project, from condenser water resets in the plant to static pressure on the air side.

Lower peak demand automatically.

Noda's Automated Demand Management sees each peak coming and trims cooling across shared spaces before demand crosses its target. Every setpoint returns to the BMS once the peak passes.

Reduce cooling costs in shared spaces.

Air handlers serving shared spaces frequently hold one fixed discharge temperature all day, overcooling their zones when crowds thin out. Noda flags units whose zones sit below setpoint, and a reset tied to zone temperatures cuts energy while comfort holds.

See performance across every center.

Older centers frequently run different BMS vendors, each with its own point naming. Noda's Independent Data Layer maps every center's points onto a single standard model, so portfolio teams read each mall's data the same way.

What Noda Diagnosed

A major regional shopping center had eight food court AHUs locked at a static 55°F discharge, opening chilled water valves even when zones were already below setpoint. A dynamic discharge reset tied to zone-temp adherence cut 117,300 kWh annually across the eight units while improving comfort.

Frequently asked questions

  • Where do the savings come from?

From how the central plant and air handlers run day to day: condenser and chilled water setpoints, pump and fan pressures, chilled water bypass, and air handlers heating and cooling at once. Each fix is a change to a setpoint or control sequence in the existing BMS, so none of them needs new equipment.

  • Does Noda cover tenant spaces?

Noda analyzes the equipment connected through the landlord's building management system, typically the central plant and the units serving concourses, atriums, and food courts. Equipment a tenant controls on a separate system stays out of scope unless it's connected too.

  • How does Noda lower demand charges?

Automated Demand Management forecasts demand from metered power, weather, and occupancy schedules. When the forecast approaches a target, it nudges occupied cooling setpoints up in small steps, never past the maximum set for each zone.

  • Will shoppers feel it when Noda sheds load?

Each zone has a maximum temperature the operations team sets, and Automated Demand Management never goes past it. During the grid emergency in the Berkeley Lab study at Macerich, zone temperatures stayed inside site limits throughout.

  • What hardware does Noda require on site?

Each center needs one Noda LaunchPad, a gateway that connects to the site network and collects trend data from the existing BMS. Noda doesn't reprogram the BMS or require new sensors.

  • How are savings reported to owners and investors?

Noda measures each completed Project against a baseline adjusted for weather and occupancy. Savings roll up by center and across the portfolio, with energy and emissions figures ready for disclosure.
